Overview

Sarah helps clients - buyers and sellers, institutional lenders, commercial developers, and entrepreneurs - structure and execute successful real estate transactions. She counsels individuals and businesses on the purchase and sale of real property, guides landlords and tenants through the leasing of residential and commercial property, and assists both borrowers and lenders with loan transactions.

Most importantly, Sarah helps all of her clients achieve their end goals with practical advice that aligns with their needs, even when this means advising the client to walk away from a deal. For example, she recently represented an individual who sought to purchase a slip for his boat at a popular marina. The transaction initially appeared relatively straightforward, but, as the transaction and due diligence progressed, Sarah and her team uncovered multiple issues that created unreasonable risks for her client, and ultimately recommended they abandon the deal (and her client followed her advice).

Clients appreciate Sarah’s thoroughness and eye for detail. For example, she recently represented buyers who were purchasing a property on which they were planning to build a multimillion-dollar residence. While reviewing the title work, Sarah identified an outstanding building restriction from the 1970s that could have allowed the property's original owner to repurchase the land and everything on it for a nominal amount if certain conditions were met. This restriction should have been released in the public records years ago but never was. If that continued, it likely would have been the client’s responsibility to fix when they went to sell the home.  Sarah identified the issue and, pursuant to the title objection rights under the contract, requested that the seller take appropriate measures to have the restriction released so that her client would not have any title problems in the future.

In addition to her real estate practice, Sarah has particular strengths in assisting small business owners in forming their companies, drafting corporate documents and agreements, and complying with Florida corporate laws.
